Project: Prolong Pharmaceuticals – 1 Cragwood Road, South Plainfield, NJ
Size: 3 Story, Multi-tenant Building – 11,200 SF
Mission: TeamPAR was chosen as the Designer, Construction Manager and Owners Representative to oversee the entire Design-Build process in under 120 days. We programmed the space and designed the color palette and furniture assortment to be used as their new corporate standard for this rapidly growing bio-pharma company. The focus was to create large spaces to encompass the company at mass with room for growth. A high functioning suite filled with modern amenities and contemporary surroundings conducive to today’s business practices was the result.
Business Goals: Maximize the suites footprint and create areas for collaboration, training and corporate functions.
Value Added:
- A complete demolition of the tired office space commenced. Uniform private offices outfitted with sit to stand desks, a wall installed with whiteboard wallcovering and small meeting tables were designed with glass fronts allowing natural light to flow through the open office environment.
- Low walled workstations with the top panel produced of clear glass were chosen to offer a modern atmosphere of inclusiveness. Managers received larger cubicles with sliding doors to signify their stature.
- A large assembly and training room was fashioned of all glass at the center of the suite, with the ability to accommodate 100 people. State of the art AV capabilities with magnetic dry erase colored glass white boards allow for breakout sessions with foldable training tables for daily usage.
- The creation of a café style kitchen (that seats 36) and permanent balcony seating (that seats 24) was designed with a full coffee bar, custom booths and French bistro tables and chairs with commercial catering facilities that include 2 warming drawers, 2 sinks, 4 microwaves, 2 refrigerators, a dishwasher and a BBQ grill on the balcony. The room houses custom maple stained millwork and granite countertops to complete the look.
- Added “white noise” machines in the drop ceiling to provide a barrier for this new open office environment.
- Upgraded all flex ductwork and piping, revamped the buildings HVAC system so each office occupant can control their own floor board heaters and re-vamped the VAV boxes and diffusers to account for the increased number of offices designed. Utilized CAT 6 data and LED lighting throughout and replaced the ceiling grid and panels to realize a greener and better sound absorption rating.
Benefits Realized:
- Completed the entire Design-Build, inclusive of all furnishings, for $125.00 per SF, with an occupancy of 42 permanent employees.
- Created 2 intimate meeting rooms, complete with custom booths, and 3 conference rooms with benches, plants and a beverage center in the executive conference room.
- Created a Wellness Room to add benefit for the employees comfort.
- Designed an open copy area centralized to all workstations and “hoteling” for 8 floating employees and visitors.
- Added artwork, live plants and sunshades throughout to promote clean air and add a level of serenity to promote productivity.
