Replacing the flooring in your facility is a big decision. New flooring can add value and style, provide acoustical solutions, reinforce company branding, and more. There are a lot of important details to consider before making that commitment. After all, this is a significant long-term investment. Now is the time to ask yourself a few key questions to ensure you receive the right flooring for your facility and avoid issues down the road.
Ask yourself these three questions before you invest in your new flooring:
1. How long do you need the flooring to last?
Do you own the building, or have you signed a 3, 5- or 10-year lease?
Depending on your answers you may choose a solution dyed nylon carpeting or a PET option that is less expensive (and less durable) or a 12MM (light commercial) LVT flooring over its superior 20MM (heavy commercial) option. Proper upkeep and maintenance will ensure that your flooring lasts, allowing you to get the most out of your investment. Ask yourself how much care and maintenance you are going to put into it. Your answer to that question will have an impact on which materials you choose for your flooring. For example, carpet may need frequent spot cleaning and will need to be deep cleaned periodically. Hardwood floors might need to be refinished over time. Flooring in high traffic areas will need extra attention and may require a surface that cleans quickly, like LVT or laminate flooring.
2. Why do you need to replace your flooring and what problems does your new flooring need to solve?
Every company, organization, school, senior living facility or medical space has its own unique needs. Some things to consider: Do you have any allergy concerns? Carpet may not be the best choice since they tend to harbor allergens. Will the new flooring be in a high-traffic area? Consider durable, easy to clean luxury vinyl flooring. Do you need to enhance company culture, branding or now include lanes and social distancing? Is the sustainability of the materials you choose important to you? Are acoustics a concern? The more carefully you consider what you need your flooring to accomplish, the happier you will be with the results.
3. What is your budget?
Selecting a new floor is only part of the equation. Sub floor testing, old adhesive encapsulation, skim coating and sub floor preparations, height issues, removal and disposal costs, reducers and thresholds all need to be considered. Whew!
While inexpensive off-brand flooring may seem like a good deal at first, upon further investigation, you may realize the value over time of a more durable option with a warranty is a better choice. The good news is, there are options available at all price points. To figure out the full cost involved in your flooring project and to find the best value, discuss your project with a flooring expect, like the professionals at TeamPAR.
